Five Expensive Mistakes We See Sellers Make
❌ Replacing things buyers don't care about
❌ Overpricing the home
❌ Listing before the home is photo-ready
❌ Waiting until after photos to declutter
❌ Spending $30,000 on renovations that return only $10,000
What Happens When You Call Us
Proper Preparation
Getting your home ready to sell is the key to earning top dollar. We'll start with a walk-through consultation and then provide you with a customized improvement plan. We have relationships with top tradespeople and will provide recommendations. The final step is a staging consultation
Accurate Pricing
"The longer you sit, the less you get" are words to live by when selling your home. That's why pricing your home right initially is crucial. We have access to the latest market data and can pull true comparable sales. Why did the house two doors down sell for more than yours will? We can tell you.
Strategic Marketing
Potential buyers will see your home online first. That's why we always use professional photography and videography. We'll design a custom marketing plan that includes professionally designed and printed brochures, digital advertising, and social media marketing. We're also part of a nationwide network of top agents, and we'll make sure they see your home.

3 Steps You Can Take to Get Started
1. Declutter Like You're Moving Tomorrow. Today's buyers shop online before they ever schedule a showing. Clean, uncluttered rooms photograph larger and generate more showing requests. Removing excess furniture, family photos, and collections helps buyers picture themselves living in the home. Remove most family pictures, religious articles, most books from bookshelves, and pack away your collection of sports memorabilia. Now is a great time to clean out your closets.
2. Deep Cleaning. Buyers don't just buy square footage—they buy a feeling. How clean your house looks and smells will influence how buyers feel about your home. Begin with a thorough cleaning. Lingering pet or smoking odors can be difficult to remove, but we have resources that have worked for previous sellers.
Don't forget these often overlooked items:
light switches
baseboards
ceiling fans
windows
grout
inside cabinets
inside appliances
3. Repairs and Renovations. Buyers want a well-maintained home. If the faucet drips, get it fixed. Minor renovations can increase your list price. Paint and flooring generally have the best return on investment, but lighting and countertops can as well.
Worth fixing:
dripping faucets
loose door handles
cracked caulk
burned-out light bulbs
damaged drywall
worn paint
Not necessary:
full kitchen remodel
expensive custom upgrades
luxury landscaping

Selling Your Home: Frequently Asked Questions
Selling a home is a big decision, and you’ll probably have plenty of questions along the way. Here are some of the questions we hear most often from North Atlanta homeowners.
Preparing Your Home
How far in advance should I start decluttering and packing?
Yesterday! Seriously, decluttering is one of the best things you can do to make your home photograph larger and feel more open to buyers. We recommend packing away excess furniture, personal collections, religious items, and family photos well before the camera crew arrives. The goal is to create a space where buyers can easily picture themselves living there, rather than being distracted by your belongings.
Which home improvements actually give the highest return on investment?
Not all home projects are created equal. Generally, minor updates such as fresh neutral paint, new flooring, updated lighting, and minor kitchen or bathroom refreshes can make a meaningful difference without requiring a major investment. On the other hand, expensive renovations, such as a $50,000 custom kitchen remodel, rarely return dollar-for-dollar when you sell.
We start with a walk-through consultation and give you a customized improvement plan, so you can spend your money where it is most likely to make a difference.
Should I sell my home as-is, or make improvements before listing?
It depends on your home, your goals, and the current market. Sometimes a home is better off going on the market as-is. Other times, a few strategic improvements can make a significant difference in how buyers respond and what they're willing to pay.
That's why we don't recommend making improvements simply because they're popular. We look at your home's condition, comparable sales, current competition, and likely buyer expectations to determine which improvements are worth making and which ones aren't.
Do I really need to hire a professional stager, or is DIY staging enough?
Professional staging can make a significant difference, particularly because today's buyers often see your home online before they ever step through the front door.
Our team includes a professional staging consultation as part of our selling process – we even have two certified stagers on staff. We look at furniture placement, traffic flow, scale, color, and the home's architectural features to make sure your property shows its best online and in person.
What are the most common mistakes home sellers make when preparing to list?
We see a few mistakes over and over:
- Replacing things buyers don't actually care about.
- Updates/ improvements that are too polarizing to buyers.
- Overpricing the property right out of the gate. The longer a home sits, the more buyers may wonder what's wrong with it.
- Listing or photographing the home before it is truly photo ready.
- Spending thousands on major renovations that are unlikely to provide a meaningful return.
Our job is to help you avoid those mistakes and protect your bottom line.
Pricing & Timing
How do you determine the right price for my home?
Pricing a home isn't as simple as looking at what your neighbor's house sold for. We analyze recent comparable sales, current competition, your home's condition and improvements, location, and current market conditions.
We also consider how buyers are likely to perceive your home compared with the other properties they're seeing. Our goal is to establish a strategic price that attracts qualified buyers while positioning your home to maximize its potential sale price.
How do I know if now is the right time to sell my home?
There isn't one answer that applies to every homeowner. The right time depends on your personal circumstances as well as what's happening in the market.
We look at your goals, your home's value, current inventory, buyer demand, interest rates, and comparable sales to help you understand your options. Sometimes selling now makes sense. Sometimes waiting or preparing first is the better strategy.
Our goal is to give you an honest assessment so you can make an informed decision, even if that means you're not ready to list today.
How long does it typically take to sell a home in North Atlanta?
There is no single timeline for every home. Pricing, condition, location, competition, and market conditions all play a role. We’ve sold homes before they hit the market and have others that take a while. Each home is unique, and each marketing plan is unique.
We think about the process in stages: preparing your home, launching the listing, attracting the right buyers, negotiating an offer, and getting to closing. A well-prepared and strategically priced home is generally in a much stronger position than one that goes on the market before it's ready.
We'll give you a realistic timeline based on your specific home and current market conditions.
Costs & Compass Concierge
How can I pay for home repairs and updates before selling if I don't want to use my own cash?
Through Compass Concierge, eligible sellers may be able to have certain recommended home improvements and preparation expenses covered upfront and repaid from the proceeds at closing.
This can include things such as repairs, painting, flooring, and staging, depending on the program's current terms and your property's eligibility. It can be a helpful option for sellers who want to get their home market-ready without taking on the upfront expense themselves.
We'll explain how the program works and help you determine whether it makes sense for your situation.
What costs should I expect when selling my home?
The costs of selling vary depending on your property and transaction, but may include agent compensation, property taxes (prorated to the date of closing), repairs or improvements, staging (this may be covered by our team), and other transaction costs (typically just a recording fee for the county).
Before you list, we'll walk you through the expected expenses so you can have a realistic picture of your potential net proceeds. Understanding what you'll walk away with is just as important as determining your home's list price.
Marketing & Offers
How will you market my home to get it in front of the right buyers?
Our goal isn't simply to put your home on the MLS and hope the right buyer finds it. We create a marketing strategy around your property, its likely buyers, and the current market.
Depending on the property, that can include professional photography, staging, video, social media, digital advertising, print marketing, MLS exposure, Compass resources, and outreach through our professional network.
We want your home to stand out where today's buyers are actually looking and to put it in front of the people most likely to appreciate its value.
How do you help me evaluate offers on my home?
The highest offer isn't always the strongest offer. We look at the complete picture, including price, financing, contingencies, closing date, due diligence, appraisal considerations, and the overall strength of the buyer.
We'll explain the advantages and potential risks of each offer so you can make a decision based on more than just the number at the top of the page.
